At the start of each project, American Capital partners assigns a management team to follow that particular property from acquisition to eventual disposition by formulating strategy, performing due diligence, implementing business and operations plans and mapping out ways to realize enhanced value on investment. During a project's acquisition phase, the team will review existing tenancies and operations, review zoning regulations, perform its due diligence and finalize its business plan and financial goals for the greatest amount of asset value enhancement. During transition, the team initiates tenant relations, integrates its due diligence findings into project operations and begins its capital expenditure and marketing programs, rebranding the property if necessary. Final asset strategy includes a determination of alternate asset value enhancement strategies and an analysis of refinancing and disposition scenarios. During its tenure as property operations manager, American Capital Partners works hard at maintaining good tenant landlord relations, which is in keeping with its belief that long term relationships contribute a great deal to a property's value.
